Applying for a property
Once you have chosen a property you will need to complete a Tenancy Application Form and pay the Tenancy Setting Up and Referencing Fee. We will not remove a property from our availability list until we have received your form and payment.
The Setting Up and Referencing Fee covers the setting up of your tenancy. It includes all referencing, contract negotiation and documentation.
It is non refundable if you subsequently decide not to proceed. If the application does not proceed due to referencing problem the fee will be returned less £50 per person. If the landlord decides not to proceed for any reason other than referencing or contractual reasons then the whole fee is refundable.
We will need to take references directly from your employer, previous landlord and a character referee. We will carry out a credit reference check. In certain circumstances a guarantor may be required. The guarantor is normally a member of your family who is of sufficient means to guarantee the payment of rent.
Once satisfactory references have been obtained you will be contacted by the Lettings team to arrange a tenancy start date. Before moving in, everyone must sign the agreement – this is normally done online, the first month’s rent has to be paid in advance along with the security deposit.
We accept cash, electronic transfer and credit/debit cards.
You will then be given the keys, a copy of the tenancy agreement and a copy of the inventory to be checked and signed.
The security deposit is usually equal to a months rent plus £ 100. If you have a pet the deposit will normally be a month and a halves rent . The deposit is held by the Deposit Protection Service. You will be given an inventory which details the condition of the property at the start of the tenancy. It will form the basis of the inspection to be made after the end of the tenancy.
Living in your home
Whilst living in the property you should abide by the conditions of the agreement. You’ll have to pay for the utilities and you’ll need to keep your belongings insured too. Report any maintenance issues to us as they arise via our online reporting. The landlord is responsible for the repair of the property except where the damage or fault has arisen due to neglect or misuse by the tenant
When it comes to leaving you’ll need to give us notice to end the tenancy. Your agreement will tell you how to do this and how much notice we need. The property needs to handed back clean and tidy with all the rubbish removed. An end of tenancy inspection will establish if there are to be any deductions to be made from your deposit. Deposits are returned as quickly as possible – usually a couple of days.
Tenants Fees and Expense
Setting Up and Referencing Fee
One individual (over 18 years) £240 including vat.
Each individual thereafter £60 including vat
Company let £350 plus vat
Guarantors: £60 inc vat for each guarantor
The Setting Up and Referencing Fee is non refundable if you subsequently decide not to proceed.

An extra fee of £30 is charged if you have a pet.
For every letter written to you by us in the event of a breach of your agreement: £25
For every payment that is returned, refused or represented by the bank: £20
Early release fee: £500. This fee covers our charges for
arranging for you to be released from your tenancy
agreement. It is in addition to any rent that you will owe the
landlord up until you are released.
Tenancy agreement update: £60. eg: if parties are added to or removed from the agreement.
Tenancy Renewal or Extension: No charge
Pet deposit: at the end of the tenancy £95 is retained for up to six weeks to cover the cost of any flea/infestation treatment that might be required.
If you move into a property and decide to have a pet an additional deposit is taken so that the total deposit held is equivalent to a month and a halves rent. We charge £30 for the administration of the pet deposit.
End of tenancy cleaning and repairs: these are charged at the rates provided by the contractors.
Cleaning a one bedroom property from £75
Cleaning a two bedroom property from £110
Cleaning a three bedroom property from £125
Cleaning a four bedroom property from £150
In addition to the cleaning cost there is a specific cost for the following:
Oven Clean an extra £40
Extractor clean an extra £15
Fridge/Freezer clean an extra £ 20
Rubbish Removal: hourly rate from £25 plus tipping fee.
Interest on late rent will be 4% over Barclays Bank base rate
